20+ Ways to Upgrade Your Property & Help You Earn More as a Host

There are so many ways you can upgrade your property to help it stand out from the crowd. Looking for ideas? We’ve got you covered.

Some of the upgrades you can make are clear when you look at your unique property. For example, providing a sand beach if you have water access is as simple as dropping a truckload of sand by the shore. No matter how small the access area is, this will create a designated area for guests to hang out by the water.

Here are some improvement project ideas that will provide amenities & added value that your guests will love:

  • Wi-fi
  • Wood platform for tents
  • DIY fire pit
  • Grill top for the fire pit
  • Picnic table or other outdoor furniture
  • Lawn games
    • A ton of affordable options on Amazon
  • Canopy—or shade sails—to provide shade from the sun & shelter from the rain
    • Canopy options
    • Shade sail options
  • Hookups for electric, water, and/or sewer
  • Composting toilet

Adding a glamping tent is a great option to increase what you can earn with your property. Two-person glamping tents can be found for around $1,500-$2,000.

Include nice amenities guests will expect from a glamping experience, such as:

  • A wood stove
  • Full-size bed with a nice mattress
  • Solar panel(s) and charging station
  • String lights or solar-powered lights
  • Coffee / tea station
  • Propane heater
    • Recommended option: ‘Buddy heaters’ by Mr. Heater
  • Trunk with extra blankets, pillows, towels, and bed linens.

If you already have a glamping spot and have a property with enough space, you can expand and add hosting revenue by adding additional, simple campsites.

Here are some simple how-to steps to get started:

  1. Look for level areas on your property.
  2. Find spots with good natural drainage that won’t accumulate water when it rains, and ideally, spots that have some protection from the wind and natural privacy.
  3. Use a rake to smooth out the ground, creating an obvious area for tent that stands out compared to its surroundings. (See the image above for a good example of this.)
  4. You can use a leaf blower or shop broom to further clean up and smooth out the area.
  5. Also, consider adding a layer of fine gravel or fine ground stone to the area. This upgrade will help the site stand out even more, and the gravel helps improve water drainage.  Plus, it’ll go a long way towards making the site look nice, thought-out, and finished.

Then, go ahead and give the new campsite a fun name. You can make a simple wood sign with that name on it to place at the edge of the campsite. You can keep it simple and rustic — all you need is wood found on your property, paint, and a paintbrush.

You can also add logs or tree stumps to the site for campers to use as seating or small tables. Touches like this will make the campsite look and feel more planned out, professional, and welcoming.

And of course, if you have the space and time, you can do all of this more than once. Continuing to build out simple, yet polished, campsites throughout your property. Just remember to space them out so that your guests feel a sense of privacy.

Depending on your space and hosting preferences, you could also choose to do the opposite, by intentionally putting two sites close together, which you can then offer as a bundle for group camping or multi-family camping.
